To begin I want to say we made the best choice in selecting a real-estate broker that knows how to sell properties. Dennis met us initially to go over our marketing plan and valuation of your home. He took the time to put together all the important features of our home that's so critical for a sale. His advertising process is different from many other realtors. Not only were our photos professionally done along with the added videography to market our home was another key element to get buyers to really see what they can have, not only with the home but also with the surrounding area of where they would be living. The feedback and provided updates were so appreciated and always done in a timely manner. This is so important. Dennis made sure we understood the process along with him knowing what our needs and wants were during the transaction and expressed those while negotiating on our behalf. There are other homes for sale in our community which were the same layout and exterior design and have been sitting for some time. But Dennis and his approach and expertise to selling a home made OUR home sell faster than any other home in the community 21 days. Let me just say the other homes in our previous community that are still sitting for sale. Not only did he sell our home, but he also sold our sons home in the same short period of time. Dennis and company went above and beyond during my home search. I was looking for a second home in a golf course community in Florida and was fortunate to find Dennis. Over the course of over two years, Dennis sent over 500 properties that met my requirements, visited over 30 homes including virtual tours, bid on three homes and finally landed a house that worked perfectly. Additionally, Dennis advised a lower bid which was actually accepted, set up the inspection, lined up insurance, recommended vendors, got the seller to fix everything including a credit for roof repair (Dennis’ roofer wound up fixing the roof for about half the price). I never saw the home until after closing and Dennis handled all the HOA, POA and closing logistics. Before finding this home, we were under contact in August 2022 for another home and Dennis read the fine print of the contract, found an error in the listing, and got me out the contract. Throughout the process, Dennis and team were incredibly responsive and proved to be experts in the market and industry. I could not recommend Dennis and team more.

We can't say enough about Dennis Lue Yat. Every time I found a home that interested me on line, Dennis responded within minutes. Amazing!! We felt comfortable with him immediately. He understood what we were looking for, and in what area. Dennis also knew since we were snow birds, our stay here in Florida was coming to an end, and we'd be heading back to NY. He kept in touch with us the entire time we were in NY, arranging virtual tours of homes he knew we would love. What a help. It didn't take long to sell our house in NY, so we headed back to Florida just three months later. This is the amazing part..... He found a home for us while we were on the road driving down, and as soon as we got to Florida, we went to see the house. It was love at first sight, and we walked out saying we wanted it. To our surprise, Dennis said to us..."I knew you would love it, so I took the liberty of writing up the contracts and they are in the car." We went back into the house, they accepted our offer, and the rest is history. We couldn't be happier. Buy a home is a difficult process. Joni & Dennis will go with you all the steps of the way. I needed to buy a home with extreme urgency, because in the place I was renting, the owner felt in foreclosure, and all of the sudden I found myself with a 'Vacate Notice'. It was January 1st, 2015. Many holidays. I selected and make a list of 16 properties. I emailed every single agent. Nobody answers. Nobody except Joni & Dennis. Now you have a resemblance of the kind of people you're dealing with. When it says 'Responsiveness', 5 stars are not enough. They're oustanding. The other realtors (some of them) called me on Jan 5th. Others, not even bother. We saw a first property that didn't meet my needs. The next day, Dennis emailed me the original list of 16, telling me exactly what is appropriate and what not. (Local knowledge?, Process expertise?, again 5 stars are not enough!) If you want a home, contact them! If you contact another, think again, say goodbye and contact them!

The only thing I disliked about working with Joni & Dennis was the fact that they weren't helpful walking me through the home buying process being that it was my first time buying a home. The house I purchase needed some work done to it such as termite treatment, which they told me they contacted the owner and the owner agreed to have the house treated. That never happened and I was disappointed with them. The house was treated before the inspection back in Oct. 2014. Which Joni told me it was recently done before the closing. She then emailed me a document at closing showing that it was done but that document was dated back in October 2014.
