A year earlier, the median home across the territory took 53 days to sell. This window, that figure moved to 57 days across the same territory. Four days doesn't sound dramatic until you look at where it came from.
In Loxahatchee, the shift is sharp. Homes there took a median of 65 days to sell this window, compared with 52 days over the same stretch a year earlier. That's not a market that's cooling everywhere equally. That's a market that used to reward speed and now rewards patience.
Jupiter tells a similar story, with a twist. Homes there also took a median of 65 days to sell, up from 49 days a year earlier, the biggest gap in the territory. And yet Jupiter's median sold price climbed to $820,000 this window, up from $650,000 a year earlier. Buyers there are getting more time to decide, and they're paying more once they do.
That's the tension worth sitting with. More time on the market doesn't automatically mean less leverage for sellers. In Lake Worth, the ZIP covering the 33463 corridor, the median sold price fell about 7% year over year, yet the average sale-to-list ratio actually ticked up, by roughly half a percentage point. Homes there sold for less, but sellers gave up almost nothing at the negotiating table to get there. Slower and softer aren't the same thing, and this window they didn't travel together.
For a buyer in Loxahatchee or Jupiter, this is the most breathing room the market has offered in a year. An extra one to two weeks means time for a second showing, an inspection contingency that doesn't feel like a risk, a number to sit with overnight instead of an hour. That wasn't available twelve months ago.
For a seller in Loxahatchee, pricing and timeline expectations both need to shift. A sale built around last year's pace runs into a market now landing closer to 65 days, and that gap is exactly what's showing up in showings that take longer to turn into offers.
What's worth watching next window is whether that extra time starts pulling on price the way it already has in Lake Worth, or whether Jupiter keeps proving that a slower sale and a stronger sale can happen at once. One of those patterns is the new normal. The next twelve weeks will say which.
