Wellington is moving faster even with higher mortgage rates
Redfin reported the weekly average mortgage rate hit 7.4%, a three-year high. That is the number most sellers hear and worry about. Here is what actually happened in Wellington during that same stretch.
The Real Estate Data Aggregator counted 256 homes sold in ZIP 33414 in the three months ending August 31, 2026. That is up 15.3% from the same months a year before. Rates went up. Sales went up too.
Homes are selling faster than last year
The Real Estate Data Aggregator put the median days on market at 73 days. That is 12 days shorter than the same period in 2025. Nationally, Realtor.com reported price cuts hit 20.8% of listings in September, the highest since October 2022. Wellington is not following that script.
Supply is tighter, and that matters
The Real Estate Data Aggregator counted 396 homes for sale in ZIP 33414 during the period. That is down 14.8% from a year before. Fewer homes competing for buyers is a real shift. Months of supply dropped 1.7 months to 4.7 months. Less supply and more sales at the same time tells you something real about demand here.
Price: a small dip, not a slide
The Real Estate Data Aggregator put the median sale price at $626,000 in ZIP 33414, down 1.8% from a year ago. That is a small dip, not a collapse. The Federal Housing Finance Agency reported U.S. house prices rose 2.6% from July 2025 to July 2026, so Wellington's slight softening is its own story, not a national one.
The average sale came in at 95.7% of list price, down just 0.1 points from a year ago, according to the Real Estate Data Aggregator. Sellers are still getting close to what they ask. Not every home sold above list: the Real Estate Data Aggregator put that share at 5.1%. That is honest. Price it right and most homes are moving at or near asking.
Nearly 1 in 4 homes went under contract within two weeks
The Real Estate Data Aggregator found that 24.6% of Wellington homes went under contract within two weeks of listing. That share is up 10.4 points from a year ago. Well-priced homes are not sitting. That is the clearest signal in this data.
The rate picture, plainly stated
Redfin reported the weekly average mortgage rate hit 7.4%, the highest in three years. CNBC reported Fannie Mae's forecast puts the 30-year fixed rate at 7.4% for the fourth quarter of 2026. Redfin also put the typical homebuyer's monthly payment at $2,777, near a record high. Buyers know this. They are still buying in Wellington.
- Rates are high.
- The Real Estate Data Aggregator still counted 256 Wellington homes sold in the three months ending August 31, 2026, up 15.3%.
- Days on market fell 12 days.
- Supply shrank.
- The market is not standing still.
- Price and prep still matter, but buyers are here.
One more thing worth saying. These numbers cover all of ZIP 33414. One street can read very differently from the whole ZIP. A block closer to a school, a park or a main road can sit in its own little market inside these numbers.
