Wellington homes are moving faster even with prices slightly lower
The one fact that changes what you should do: the median price in Wellington dipped 1.8%, but 256 homes still sold. Buyers did not leave. They just got more selective.
These numbers cover the three months ending August 31, 2026. Read them that way. They are not today's prices, but they show the direction clearly.
The Real Estate Data Aggregator counted 256 homes sold in ZIP 33414 in the three months ending August 31, 2026. That is up 15.3% from the same period in 2025. More homes trading hands, not fewer. That is the demand signal that matters.
CNBC reported that the median U.S. home-sale price slipped 0.1% in October. Wellington's own 1.8% dip, counted by the Real Estate Data Aggregator, is a little steeper than the national number. Small, but worth knowing before you set a price.
Homes are selling faster
The Real Estate Data Aggregator put median days on market at 73, which is 12 days shorter than a year ago. Homes are not sitting as long. That is a real shift.
Supply dropped too. The Real Estate Data Aggregator counted 396 homes for sale, down 14.8% from a year before. Fewer choices for buyers usually means less room to wait on price.
Nearly 1 in 4 homes went under contract within two weeks
The Real Estate Data Aggregator found that 24.6% of Wellington homes went under contract within two weeks of listing. That share is up 10.4 points from the same period last year. Priced right, a well-presented home can move quickly.
What sellers are getting at closing
The Real Estate Data Aggregator put the median sale price at $626,000, down 1.8% from a year ago. Sellers are still getting 95.7% of their list price on average. That number barely moved, down just 0.1 points. The gap between asking and closing is not growing fast.
The national picture adds context
The Federal Housing Finance Agency reported that U.S. house prices rose 2.4% from August 2025 to August 2026. Wellington's median went the other direction by 1.8%. Local conditions are doing their own thing.
Realtor.com reported that mortgage rates climbed above 7% for the first time since January 2025. Nationally, Realtor.com also found that 20.8% of listings took a price cut in September, the highest share since October 2022. Buyers have more leverage in many markets. Wellington's falling supply cuts against that a little.
New listings rose 7.6%, the Real Estate Data Aggregator found, with 296 new listings in the period. More sellers came to market, yet inventory still fell. That means homes are clearing faster than they are being added.

One last thing. ZIP 33414 covers a lot of ground. One street can read very differently from the whole ZIP code. The numbers above are a starting point, not the final word on your block.
