Royal Palm Beach saw more sales even as prices dipped a little

You may have seen the headline. Redfin reported that West Palm Beach home prices rose 10.4% year over year in August 2026. That number sounds great if you own here. But the Real Estate Data Aggregator counted 338 homes sold in ZIP 33411 for the three months ending July 31, 2026, and the median sale price in that same period was $485,000. That is down 1% from the same three months in 2025. The broad area number and the local number are telling two different stories.

The good news is real. Sales jumped 29.5% year over year, according to the Real Estate Data Aggregator. Buyers are active. They are choosing Royal Palm Beach. They are just being careful about price.

What the numbers actually say

The Real Estate Data Aggregator shows months of supply fell 1.7 months to 4.3 months for the three months ending July 31, 2026. Fewer months of supply means buyers have less to choose from relative to demand. That is a seller's signal, not a buyer's one. Yet the median price still slipped 1%. That tells you buyers have choices and they know it. A home priced a little too high is sitting.

The median days on market was 83 days, up 5 days from a year before, according to the Real Estate Data Aggregator. Not every home sold fast. The ones that did were priced right from the start.

The rate picture is not helping buyers

CNBC reported that the average contract rate on a 30-year fixed mortgage with a conforming loan balance climbed to 7.30% as of September 30, 2026. Mortgage News Daily put it even higher, at 7.58% on that same Tuesday. Realtor.com noted that mortgage rates topped 7% for the first time since January 2025 in September 2026. Higher rates shrink what buyers can afford. That puts more pressure on your asking price, not less.

Renting is not a cheap escape from those rates either. Realtor.com reported the median asking rent in the Miami-Fort Lauderdale-West Palm Beach metro was $2,271 in August 2026, down 1.0% year over year. Rents are softening a little, which gives some buyers less urgency to buy. That is one more reason sellers cannot lean on demand alone.

Sellers who priced well still won

The Real Estate Data Aggregator shows homes in ZIP 33411 sold for 97% of list price on average for the three months ending July 31, 2026. That is up 0.3 points from a year before. And 9.2% of homes sold above list price, up 1.5 points year over year. Nearly 1 in 5 homes, specifically 19.9%, went under contract within two weeks of listing, up 2.9 points from the same period in 2025. Speed and price both reward the seller who does the work upfront.

The wider metro picture

Realtor.com put the median list price in the Miami-Fort Lauderdale-West Palm Beach metro at $490,000 as of September 30, 2026. Royal Palm Beach's $485,000 median sale price sits just below that metro asking price. That is a useful reference point when you are deciding where to set your number. The Federal Housing Finance Agency reported U.S. house prices rose 2.6% from July 2025 to July 2026. Royal Palm Beach's 1% dip runs against that national trend, which is why local data matters more than the national story.
