Royal Palm Beach sales rose even with mortgage rates above 7%

By October 8, Realtor.com put the 30-year fixed rate at 7.40%, the highest in 35 months. A year ago that same rate sat at 6.30%. That is a real difference in a monthly payment. And yet sales in Royal Palm Beach still climbed.
CNBC reported the average contract rate for 30-year fixed conforming loans reached 7.49% in the week ending October 7, 2026. Mortgage News Daily put it even higher, at 7.58% on a single day that same week. Rates are not a rumor. They are real, and buyers are still writing offers in Royal Palm Beach.
Less inventory, more competition
The Real Estate Data Aggregator counted 436 homes for sale in Royal Palm Beach during those same three months. That is down 17.1% from a year before. More buyers, fewer homes. That combination matters if you are pricing a listing or making an offer.
Months of supply dropped to 3.9, down 2.3 months from a year before, according to the Real Estate Data Aggregator. That is a meaningful shift toward sellers. And pending sales rose 22.2% year over year, which tells you the pipeline behind the closed sales is strong too.
Price held nearly flat. Speed picked up.
The median sale price in Royal Palm Beach came in at $479,250 for the three months ending August 31, 2026, according to the Real Estate Data Aggregator. That is down just 0.2% from a year before. Prices dipped a little, but barely. Realtor.com reported the median list price across the Miami-Fort Lauderdale-West Palm Beach metro area was $490,000 as of September 30, 2026. Royal Palm Beach is tracking close to that.
Homes are also moving faster. The Real Estate Data Aggregator recorded a median of 81 days on market, which is 11 days shorter than a year before. Not every home sold fast, but the trend is clearly in that direction.
Sellers are getting closer to their asking price
The Real Estate Data Aggregator shows the average sale price came in at 96.7% of list price, up 0.2 points from a year before. That means sellers are giving up a little less at the table. And 9.4% of homes sold above list price, up 3.2 points from a year ago. That is not most homes, but it is more than before.
The Real Estate Data Aggregator also found that 18.2% of homes went under contract within two weeks of listing, up 3.3 points from a year before. Nearly 1 in 5 homes found a buyer fast. Price it right and that can be your home.
What the national picture adds
The Federal Housing Finance Agency reported U.S. house prices rose 2.6% from July 2025 to July 2026, and 0.3% from June to July 2026 alone, on a seasonally adjusted basis. Royal Palm Beach's near-flat price is a local story, not a national one. Nationally, prices are still moving up.
CNBC reported that refinance applications were 56% lower than the same week one year ago. Fewer people are refinancing because rates are higher. But purchase activity in Royal Palm Beach is not following that script.
