Royal Palm Beach buyers are moving, but not every home is moving fast

Realtor.com reported that mortgage rates topped 7% for the first time since January 2025 in September 2026. CNBC reported the average 30-year fixed rate hit 7.30% that same week, and Mortgage News Daily put it as high as 7.58%. That is a real headwind. Yet demand in Royal Palm Beach kept climbing anyway.
Nearly 1 in 5 homes went under contract within two weeks
The Real Estate Data Aggregator shows that 19.9% of homes in ZIP 33411 went under contract within two weeks of listing. That share is up 2.9 points from a year ago. So the fastest-moving homes are moving faster. The rest are taking longer.
That 83-day median is five days longer than a year ago. Not every home is selling fast. The ones that do tend to be priced right and presented well. That gap between the quick sales and the slow ones is the real story here.
Prices dipped a little. Sales volume jumped a lot.
The Real Estate Data Aggregator put the median sale price in ZIP 33411 at $485,000 for the three months ending July 31, 2026. That is down 1% from the same period a year before. A small dip, not a collapse. Meanwhile, homes sold rose 29.5% to 338 closings.
Redfin reported that West Palm Beach home prices rose 10.4% year over year in August 2026. The broader area is holding up well. Royal Palm Beach's small price dip sits inside a region that is still gaining ground.
For renters watching this market, Realtor.com reported that the Miami-Fort Lauderdale-West Palm Beach median asking rent was $2,271 in August 2026, down 1.0% year over year. Renting is getting a little cheaper. Buying is getting a little more expensive. That trade-off is worth knowing.
Supply is tighter. That helps sellers.
The Real Estate Data Aggregator shows 4.3 months of supply in ZIP 33411, down 1.7 months from a year ago. Homes for sale fell 7.6% to 475 active listings. Less competition on the seller side, more buyers in the pool.
New listings rose 14% to 408, so more sellers are trying. But the inventory that was already sitting came down. That balance is what kept prices from falling further.
Homes are selling close to asking price
The Real Estate Data Aggregator shows the average sale came in at 97% of list price, up 0.3 points from a year ago. And 9.2% of homes sold above list, up 1.5 points. That is not a bidding-war market. But it is one where a well-priced home holds its value.
