More sales are closing even with rates above 7%
Rates are high. That is not in question. Realtor.com reported that mortgage rates climbed above 7% for the first time since January 2025. Redfin put the weekly average at 7.4% on October 8, a three-year high. And CNBC reported that Fannie Mae forecasts a 7.4% average rate for the fourth quarter of 2026.
Here is what that did not do. It did not stop buyers in DOTW. The Real Estate Data Aggregator counted sales rising across most ZIP codes in the three months ending August 31, 2026. In one ZIP code, sales jumped 40.4%. In another, prices rose 16.8%. The picture is not the same everywhere, and that is exactly the point.
ZIP 33412: the strongest move in the market
The Real Estate Data Aggregator counted 125 homes sold in ZIP 33412 in the three months ending August 31, 2026. That is up 40.4% from the same period a year before. At the same time, homes for sale fell 20.2%. Fewer choices, more buyers closing. The median sale price reached $967,500, up 11.8% year over year.
Pending sales in 33412 rose 21.7% year over year, the Real Estate Data Aggregator found. The share of homes going under contract within two weeks of listing jumped 8.3 points to 17%. Buyers here are not waiting.
ZIP 33418: prices up nearly 17%, supply cut in half
The Real Estate Data Aggregator counted 288 homes sold in ZIP 33418 in the three months ending August 31, 2026, up 21.5% from a year before. The median sale price rose 16.8% to $835,000. Months of supply fell 2 months to just 3.5. Homes are selling 27 days faster than they did a year ago.
ZIP 33477: the highest prices, a different pace
ZIP 33477 carries the highest median sale price in this market. The Real Estate Data Aggregator put it at $820,000 for the three months ending August 31, 2026, up 30.2% year over year. Sales rose 7.7%. But the median home here spent 95 days on the market, and the sale-to-list ratio sat at 93.9%. Only 2% of homes sold above list price. Higher-priced homes in this ZIP are moving, but buyers are negotiating.

Where sales grew and where they slipped
Not every ZIP moved in the same direction. The Real Estate Data Aggregator found that homes sold in ZIP 33463 fell 6.2% year over year, and in ZIP 33408 they fell 5.2%. Prices in 33463 dipped 4.9%. Prices in 33403 fell 5.5%. Those are real declines, and they matter if you own in those areas. The broader trend is positive, but your street tells its own story.

What the national picture adds
The Federal Housing Finance Agency reported that U.S. house prices rose 2.6% from July 2025 to July 2026. Month over month, they rose 0.3% in July, seasonally adjusted. Nationally, Realtor.com reported that price cuts hit 20.8% of listings in September 2026, the highest share since October 2022. Active listings topped 1.16 million homes nationally. The U.S. picture is softer than what DOTW's stronger ZIP codes are showing.
Redfin reported that the typical homebuyer's monthly payment reached $2,777, the highest on record except for the previous week. That is the weight buyers are carrying right now. The ones still closing in DOTW are making a deliberate decision.
What this means if you own in DOTW
The truth is simple. Rates above 7% are real. So is the fact that 33412 just posted a 40.4% jump in sales and 33418 cut months of supply to 3.5. Both things are true at once. Your pricing and your timing need to match the part of the market your home sits in, not the ZIP code next door.
One street can read very differently from the whole ZIP code. The numbers above cover the three months ending August 31, 2026. They are a starting point, not the final word on your home.
- Sales rose in most of DOTW through August 31, 2026, even with rates above 7%.
- ZIP 33412 led with a 40.4% jump in sales and inventory down 20.2%.
- ZIP 33418 saw prices rise 16.8% and supply fall to 3.5 months.
- A few ZIP codes saw sales and prices dip.
- Where your home sits in that picture is the number that matters most.
