Loxahatchee sales rose even with fewer homes for sale
Nationally, more homes are sitting on the market. Realtor.com reported active listings grew 5.5% year over year, topping 1.16 million homes for sale. Loxahatchee went the other way.
The Real Estate Data Aggregator counted 340 homes sold across ZIP codes 33470 and 33412 in the three months ending August 31, 2026. That is up 17.6% from the same three months in 2025. At the same time, homes for sale fell 18.9% to 542. More sales, fewer choices. That is the local story.
If you own a home here, tighter supply means less competition when you list. If you are buying, you are working in a market that is moving faster than the national listing trend suggests.
The two ZIP codes tell different stories
ZIP 33470 and ZIP 33412 both saw sales climb and inventory shrink. But the price picture is different between them. That matters if you are deciding where to list or where to buy.
In ZIP 33470, the Real Estate Data Aggregator put the median sale price at $650,000, down 1.7% from a year before. A small dip, but 215 homes still sold. That is up 7.5% year over year. Prices eased a little and buyers kept buying.
In ZIP 33412, the median sale price reached $967,500, up 11.8% from a year before. The Real Estate Data Aggregator counted 125 homes sold there, up 40.4%. Inventory dropped 20.2%. Buyers competed for fewer homes and paid more for them.
How fast are homes moving?
Neither ZIP is a quick sale market. The Real Estate Data Aggregator put median days on market at 84 in ZIP 33470 and 92 in ZIP 33412. Those are real timelines to plan around. Not every home sold fast.
That said, more homes are going under contract quickly. In ZIP 33470, 24.3% of homes went under contract within two weeks of listing, up 6.5 points from a year before. In ZIP 33412, 17% did, up 8.3 points. The best-priced homes are finding buyers faster.
What the national picture adds
Rates are not helping buyers anywhere. Realtor.com reported mortgage rates surged above 7% for the first time since January 2025. Fannie Mae, as reported by CNBC, forecast the 30-year fixed rate at 7.4% in the fourth quarter of 2026 and 7.5% through 2027.
Nationally, Realtor.com reported price cuts hit 20.8% of listings in September, the highest share since October 2022. That is a national figure. In Loxahatchee, the Real Estate Data Aggregator shows the sale-to-list ratio held at 97.2% in ZIP 33470 and 96.4% in ZIP 33412. Sellers here are not giving away much.
The Federal Housing Finance Agency reported U.S. house prices rose 2.6% from July 2025 to July 2026. ZIP 33412 beat that by a wide margin. ZIP 33470 moved in the other direction with a 1.7% dip. Same market, different outcomes by neighborhood.
Months of supply fell sharply in both ZIPs. That means the pool of available homes is thinning relative to the pace of sales. Pending sales across Loxahatchee came in at 318, down 1.5% from a year before. Demand is real but not unlimited.
