Loxahatchee sales rose even as inventory got tighter
Here is the fact that changes how you should think about this market. The Real Estate Data Aggregator counted 340 homes sold across Loxahatchee in the three months ending August 31, 2026. That is up 17.6% from the same months of 2025. At the same time, the number of homes for sale fell 18.9%. More sales, fewer choices. That is a very different story from the national one.
Realtor.com reported that active listings topped 1.16 million homes nationally in September 2026. Loxahatchee moved the opposite direction. Supply tightened while closed sales climbed. If you own here, that gap matters for how you price.
The two ZIP codes tell different stories
Loxahatchee covers two ZIP codes, and they are not moving the same way. Knowing which one your home sits in matters.
In ZIP 33412, the Real Estate Data Aggregator counted 125 homes sold, up 40.4% from a year before. The median sale price there reached $967,500, up 11.8%. Days on market fell 17 days shorter than the same period last year. That is a meaningful shift.
In ZIP 33470, the Real Estate Data Aggregator counted 215 homes sold, up 7.5%. The median sale price dipped a little, down 1.7% to $650,000. Days on market held flat at 84 days. Not every home sold fast, but more homes closed than a year ago.
Sellers are getting closer to their asking price
Both ZIP codes moved in the right direction for sellers. The Real Estate Data Aggregator put the average sale-to-list ratio at 97.2% in 33470 and 96.4% in 33412. Both were up from a year before. Sellers are leaving less on the table.
The share of homes going under contract within two weeks of listing also climbed. In 33470, the Real Estate Data Aggregator put that share at 24.3%, up 6.5 points from 2025. In 33412, it was 17%, up 8.3 points. Quicker decisions are happening across both ZIP codes.
The national rate picture adds pressure
Mortgage rates are not helping buyers nationally. CNBC reported the average contract rate on a 30-year fixed mortgage rose to 7.49% as of the week ending October 7, 2026. That is the highest since January 2025, according to Realtor.com.
CNBC also reported that mortgage applications to purchase a home were 15% lower than the same week one year ago. Fewer buyers applying nationally can slow things down. Loxahatchee has not shown that slowdown in closed sales yet, but it is worth watching.
Realtor.com reported that 20.8% of listings nationally saw price cuts in September 2026, the highest share since October 2022. Loxahatchee's sale-to-list ratio moved up, not down. That local detail matters more than the national headline.
Supply is tighter, and that shapes your options
The Real Estate Data Aggregator counted 542 homes for sale across Loxahatchee in the three months ending August 31, 2026. That is down 18.9% from a year before. New listings across both ZIP codes combined fell 1.7% to 409 homes.
Months of supply fell in both ZIP codes. The Real Estate Data Aggregator put it at 4.8 months in 33470 and 5.1 months in 33412. A year ago those numbers were meaningfully higher. Less supply means buyers have fewer homes to compare yours against.
The Federal Housing Finance Agency reported U.S. house prices rose 2.6% from July 2025 to July 2026. That is a national baseline. ZIP 33412 outpaced it with an 11.8% gain. ZIP 33470 dipped 1.7%. One market, two outcomes.
