Loxahatchee sales rose even as inventory got tighter

Here is the fact that changes things for Loxahatchee homeowners. Buyers are still showing up, and there are fewer homes competing with yours.

Nationally, Realtor.com reported active listings topping 1.16 million homes for sale, up 5.5% year over year. Loxahatchee moved in the opposite direction. The Real Estate Data Aggregator counted 566 homes for sale across ZIPs 33470 and 33412 in the three months ending July 31, 2026. That is down 15.5% from the same months of 2025.

At the same time, sales climbed. The Real Estate Data Aggregator counted 356 homes sold across Loxahatchee in that same period. That is up 21.5% from a year before. More buyers, fewer choices. That combination matters when you are setting a price.

The two ZIP codes tell different stories

The market splits when you look at each ZIP code on its own. That is worth knowing before you pick a number.

In ZIP 33470, the Real Estate Data Aggregator put the median sale price at $655,000. That is down 1.2% from a year before. A small dip, not a slide. Homes sold there rose 13.5% year over year, and 218 closings happened in just three months.

In ZIP 33412, the picture is different. The Real Estate Data Aggregator put the median sale price at $976,248, up 14.9% from a year before. Sales jumped 36.6%. And homes went under contract faster: median days on market fell 19 days shorter than the same period in 2025.

Buyers are moving faster when the price is right

One number stands out in ZIP 33412. The Real Estate Data Aggregator found that 19.4% of homes went under contract within two weeks of listing. That share is up 11.9 points from a year before. In ZIP 33470, the same figure was 18.6%, up 4.8 points.

Nearly 1 in 5 homes in both ZIPs found a buyer within two weeks. That does not happen by accident. It happens when the price and the prep are right.

The national backdrop makes this local story sharper

Mortgage rates are not helping buyers anywhere right now. CNBC reported the average contract rate for a 30-year fixed mortgage with a conforming balance at 7.30% as of September 30, 2026. Realtor.com reported rates surged above 7% for the first time since January 2025.

Nationally, Realtor.com also reported that 20.8% of listings took a price cut in September, the highest share since October 2022. That is the national picture. Loxahatchee sellers averaged 97.3% of list price in ZIP 33470 and 96.4% in ZIP 33412, according to the Real Estate Data Aggregator. Sellers here are not giving much away.

The Federal Housing Finance Agency reported U.S. house prices rose 2.6% from July 2025 to July 2026. ZIP 33412 outpaced that by a wide margin, up 14.9% over the same stretch.

What the pending numbers say about the months ahead

Pending sales across Loxahatchee came in at 344 in the three months ending July 31, 2026. That is up 10.3% from a year before, per the Real Estate Data Aggregator. Pending sales are contracts signed but not yet closed. They point to where closed sales are headed.

ZIP 33412 is where the momentum is sharpest. Pending sales there rose 37.2% year over year. ZIP 33470 dipped 1.4%, a small move worth watching but not a reason to worry.
