Inventory is down, but buyers are still moving in DOTW

Nationally, Realtor.com reported that active listings topped 1.16 million homes for sale in September 2026, and 20.8% of those listings had price cuts, the highest share since October 2022. Mortgage rates climbed back above 7% for the first time since January 2025, also according to Realtor.com. That is the backdrop. Here in DOTW, the picture is different.

The Real Estate Data Aggregator counted homes sold, inventory, and days on market for every ZIP code in this market for the three months ending July 31, 2026. In most of them, inventory fell and sales rose at the same time. That does not happen everywhere. It means buyers are still choosing DOTW.

Inventory is tighter across the board

Fewer choices for buyers means more attention on the homes that are listed. That is the simple math behind falling supply.

ZIP 33463 led the way. The Real Estate Data Aggregator counted 263 homes for sale there, down 32.9% from a year before. ZIP 33410 was close behind, with inventory down 26%. The one exception was 33403, where homes for sale rose 16.7% year over year.

Sales went up, not down

Tighter inventory did not slow buyers. In most ZIP codes, the number of homes sold rose from a year ago.

ZIP 33412 posted the biggest jump. The Real Estate Data Aggregator counted 138 homes sold there, up 36.6% from the same three months in 2025. ZIP 33462 was nearly as strong, up 34.3%. Even ZIP 33477, a higher-priced area with a median sale price of $810,000, saw sales rise 8.6%.

Prices: a mixed picture, and that is worth knowing

Not every ZIP code saw prices rise. That is the honest read. Some areas saw prices dip a little, even while sales volume grew. Pricing right matters more in those spots.

ZIP 33418 recorded a median sale price of $860,000, up 22.9% from a year before, per the Real Estate Data Aggregator. ZIP 33477 came in at $810,000, up 28.6%. On the other side, ZIP 33414 saw its median dip 5.2% to $642,500, and ZIP 33410 fell 6.2% to $565,000. More sales, lower median price. That tells you buyers are active but selective.

How fast are homes going under contract?

Speed tells you a lot about demand. In several ZIP codes, the share of homes going under contract within two weeks of listing jumped sharply.

ZIP 33412 had the biggest year-over-year jump: up 11.9 points to 19.4%, according to the Real Estate Data Aggregator. ZIP 33414 led all ZIP codes at 26.2%, up 8.4 points. When more than one in four homes goes under contract in the first two weeks, that is a signal about how buyers are behaving.

Days on market: mostly shorter, a couple longer

Most ZIP codes saw homes sell faster than a year ago. A few did not, and that is worth noting if you own in those areas.

ZIP 33477 cut its days on market by 21 days, to 85, per the Real Estate Data Aggregator. ZIP 33418 and 33412 each trimmed 19 days. ZIP 33411 and 33470 went the other way, each adding a few days. Not every home sold fast, and that is the honest truth. Prep and price still drive the outcome.

Sale-to-list ratios: sellers are holding close to asking

Nationally, Realtor.com reported that 20.8% of listings took price cuts in September, against a backdrop of 1.16 million active listings. In DOTW, sellers are generally landing close to their asking price.

The Federal Housing Finance Agency reported that U.S. house prices rose 2.6% from July 2025 to July 2026. Several DOTW ZIP codes beat that figure by a wide margin. ZIP 33418 rose 22.9% and ZIP 33477 rose 28.6%, according to the Real Estate Data Aggregator. Those are local results, not national averages.

The one ZIP code to watch differently: 33403

ZIP 33403 tells a different story. The Real Estate Data Aggregator counted 39 homes sold there, down 2.5% from a year before. Homes for sale rose 16.7%, the only ZIP in this market where inventory grew. Months of supply climbed to 6.6, up 1.1 months from 2025. Homes still moved in 59 days, the fastest of any ZIP here. But more supply and fewer sales is a combination sellers there should know about.

What this means if you own in DOTW

The truth is simple. Buyers are still showing up across most of this market. Inventory is down. Sales are up. Homes that are priced right and prepared well are going under contract faster than they were a year ago in most ZIP codes.

That does not mean every home sells quickly. ZIP 33408 sat at a median of 109 days on market. ZIP 33412 was at 97 days. In those areas, the gap between a well-priced home and an overpriced one is wider. Waiting for perfect conditions is not the same as being ready for the conditions that exist.

  2. Nationally, Realtor.com put active listings at 1.16 million, price cuts at 20.8% of listings, and mortgage rates above 7%.
  3. DOTW is not the national market.
  4. One street can read very differently from the whole ZIP code, though, and that is the number that matters most to you.
