Four-Bedroom Homes in Wellington Sell in 19 Days
Three bedrooms against four bedrooms against five. Same market, same stretch of time, very different results. I pulled every listing in Wellington and ran the numbers on each bedroom count. These figures are as of September 24, 2026.

- Four bedrooms moved fastest. The typical 4-bedroom home found a buyer in 19 days, the quickest of any bedroom count.
- Three bedrooms held price best. Sellers got 96.5% of what they first asked, the highest share of the three groups.
- Five bedrooms took the longest and settled for the least. At 70 days and 91.9% of first asking price, patience costs money at this end of the market.
Four-bedroom homes sold in 19 days, against 37 for three bedrooms and 70 for five
The typical 4-bedroom home in Wellington found a buyer in 19 days. That is not a fluke. Twenty-one homes sold in that group, enough to trust the number. The typical 3-bedroom home took 37 days, and the typical 5-bedroom home took 70 days. From 19 to 70 is a gap of 51 days. That is more than a month and a half of extra carrying costs, mortgage payments, and waiting.
The 4-bedroom home is where Wellington buyers are moving right now. If you are a seller in that group, the market is working in your favor. If you are a buyer, you have less time to think before someone else makes a move.
The 3-bedroom group is the middle of the road. Thirty-seven days is not slow, and 14 homes sold there. Buyers in this range are active, just not as urgent as they are in the 4-bedroom group.
Five bedrooms is a different story. Twelve homes sold, the smallest group of the three, and the typical one sat for 70 days. That is a long time in any market. The whole Wellington market sits at 16.2 months of supply right now, which already favors buyers. In the 5-bedroom group, buyers have even more room to take their time.

Three-bedroom sellers held their price best, but five-bedroom sellers settled for the least of what they first asked
Here is the surprise. The 3-bedroom group did not win on speed, but it won on price. The typical 3-bedroom seller got 96.5% of what they first asked. The 4-bedroom group got 95.9%. The gap is small, six-tenths of a point, but on a $531,000 sale versus a $700,000 sale, the math still matters.
The 5-bedroom group gave back the most. Sellers got 91.9% of their first asking price. On a typical sale of $975,000, that gap between asking and selling is real money. Across the whole Wellington market, 40.7% of homes for sale right now have already dropped their price, and the typical cut is $55,500. Five-bedroom sellers are not immune to that pressure. They feel it more than anyone.
The common mistake at the top of the market is pricing for what you need rather than what buyers will pay. A home sitting for 70 days with a price cut on it is a weaker negotiating position than a home priced right from the start. The data does not say why any one seller priced the way they did. It does say that 91.9% of first asking price is where 5-bedroom deals landed.

What sellers and buyers should each do differently right now
If you are selling, bedroom count tells you how long you will wait and how much you will get. A 4-bedroom home priced right is the strongest position in Wellington right now. A 5-bedroom home priced too high will sit, and the longer it sits, the more you give back. The whole market has 280 homes for sale and only 17.3 selling per month. Buyers have choices. Your first price is your best price.
If you are buying, the 5-bedroom group gives you the most room. Sellers there waited 70 days on average and settled for 91.9% of what they first asked. That is a real negotiating position. One thing working against you right now: the 30-year fixed mortgage rate averaged 7.03% as of September 24, 2026, up from 6.95% the week before and well above the 6.30% it averaged a year ago, according to Freddie Mac's weekly rate survey. Every point of rate matters when you are stretching for a $975,000 home. Know your number before you make an offer.
